The basics

You type your Nassau County address. In under a minute, the app pulls your current assessed value, identifies comparable home sales relevant to your assessment, and shows you your complete appeal case — before you decide whether to file. If you want to file, you sign a digital authorization and pay the flat fee. During Nassau's official filing window (January 2 through March 1), we file your grievance with ARC on your behalf.

Yes. Nassau Tax Buddy is a registered authorized representative with the Nassau County Assessment Review Commission (ARC) and operates under ARC's Authorization Protocol. The software is built specifically for Nassau County homeowners and uses ARC's official filing system. Nassau Tax Buddy is not affiliated with Nassau County — it's an independent app that works with Nassau's own data and filing infrastructure.

Yes. This is a core difference between Nassau Tax Buddy and traditional grievance firms. Type your address on nassautaxbuddy.com and you'll see your current assessed value, Nassau's implied market value for your home, the comparable sales that support a reduction, and the estimated new assessed value if your grievance succeeds. All of this is free and requires no signup. You only pay if you decide to file.

Using the app

No — the entire process happens on nassautaxbuddy.com. You never need to visit Nassau's website, print forms, or fill out anything on paper. You type your address, review your appeal case, sign a digital authorization, and pay. During Nassau's filing window (January 2 through March 1), we file your grievance with ARC on your behalf. You're always the property owner making the appeal — we handle the technical submission to Nassau's system so you don't have to.

No. Everything happens on nassautaxbuddy.com — property lookup, comparable sales, digital signature, payment. You don't need a Nassau County website login, you don't need to navigate their forms, and you don't need to know any of the technical details of the filing process.

Yes. Nassau Tax Buddy runs on any modern device — phone, tablet, or desktop. The entire filing (address search, signature, payment) takes about 5 minutes.

Cost and value

A flat fee of $99, all season. No contingency fee. No percentage of your savings. You keep 100% of every dollar Nassau lowers your tax bill by. For example, if a homeowner saves $2,000 on their tax bill, a traditional grievance firm would take $1,000 in fees. With Nassau Tax Buddy, that $1,000 stays in your pocket.

Traditional Long Island grievance firms typically charge a 50% contingency fee — they take half of your tax savings every year the appeal succeeds. Nassau Tax Buddy charges a single flat fee of $99. You keep 100% of your tax savings. You also see your entire appeal case — the comparable sales, the math, the proposed assessed value — before you pay a dollar. Grievance firms don't share the comparable sales or math they use.

If Nassau County does not lower your assessed value in its final determination, Nassau Tax Buddy refunds your payment in full. You don't need to chase us — we proactively review every case as soon as ARC publishes final determinations (typically April through May) and issue refunds automatically. Refunds land on your original payment method within a few business days. See our Refund Policy for complete details.

Yes. Refer 5 friends or neighbors to Nassau Tax Buddy and we'll refund your $99 to your original payment method. Sign in to your account any time to see how many referrals you've earned and copy your personal link.

Yes. Nassau releases new tentative assessed values each January, and those don't automatically reflect a reduction you won in a prior year — the assessment roll timelines don't line up with determination timelines. A reduction you won this cycle can disappear from next cycle's tentative roll unless you file again.

Comparing options

No. Nassau County allows any homeowner to file their own property tax grievance directly with the Assessment Review Commission at no cost to the county. Nassau Tax Buddy is designed for homeowners who want to grieve their taxes but don't want to spend hours researching comparable sales, filling out ARC forms, or navigating Nassau's filing system. The app does the technical work; you make the decisions.

No. Nassau Tax Buddy is a single-year, single-fee service. You pay once for one filing. There are no auto-renewals, no multi-year commitments, and no ongoing subscription. If you want to file again next year, you sign up again — always at your discretion.

If a grievance firm hasn't yet filed on your behalf for this tax year, yes. If you're not sure whether they've already filed, call and ask them. Nassau County (ARC Rule 9.3) prohibits duplicate filings for the same tax year, so once a firm has filed for you, you'd need to wait for the next cycle.

Timing and safety

Yes. All traffic to nassautaxbuddy.com is encrypted with HTTPS. Payment card information is processed directly by Stripe — Nassau Tax Buddy does not see or store your full card number. Your digital signature and property information are used only to file your grievance and communicate with you about your case. See our Privacy Policy for full details.

You can check your case status any time on nassautaxbuddy.com by signing in with your email, and we'll email you at every milestone — when your grievance is filed, when ARC issues its determination (typically April), and when your new tax bill arrives (October). Nassau County will also mail you a formal determination letter directly.

You can file any time between September 4 and March 1 each year, at a flat $99. Outside those dates the platform is free to browse and you can join the notification list for the next filing cycle.
